SODL / RAISING $750K PRE-SEED
We're building the transaction platform for residential real estate, connecting search and listing through showings, offers, transaction management, and closing.
Move. Keep. A better way to move. More equity to keep.
$3,000
Flat listing fee. Any home price.Software connects the process. People support the moments that matter.
THE OPPORTUNITY
Buying and selling a home still means coordinating people, paperwork, deadlines, and disconnected tools.
SODL brings that process into a guided digital experience. Consumers can take an active role in their transaction, with licensed oversight and human support where it matters.
Our thesis is simple: better software can reduce the manual work behind each transaction, making a flat-fee model more scalable while letting consumers keep more of their equity.

THE BUSINESS MODEL
The initial engine is a transaction-based platform fee. The long-term opportunity is to make the operating model more efficient as volume grows.
Professional photos, 3D tour, floor plan, custom sign, MLS exposure, and a digital seller portal.
SODL listing fee only. Buyer-agent compensation, closing costs, and other applicable expenses are separate.Standard and concierge options, with eligible remaining buyer-side commission credited to the consumer after fees and applicable costs.
Automate repeatable tasks, reserve human time for exceptions, and measure the cost to serve each transaction.
Additional markets and integrated transaction services are future opportunities, subject to local requirements and partner readiness.
FROM VISION TO EXECUTION
Build the core experience, prove the operating model, then expand deliberately.
Seller onboarding, saved progress, property and ownership information, private listing media, and administrative review.
Extend the platform beyond listing preparation to the decisions and coordination that follow.
Expand a proven workflow with the people, local knowledge, and oversight needed in each market.

EARLY OPERATING EXPERIENCE
Early service delivery provides the learning: where consumers need guidance, where coordination breaks down, and which tasks software can simplify.
That experience informs the platform we're building.

BUILT BY AN OPERATOR
Joe Weinzetl has worked in real estate since 2012, from selling homes and building Freedom Home Team to serving as president and CEO/owner of Greater Midwest Realty.
He built and operated an independent brokerage with 190 agents and approximately 1,100 annual transactions before selling the business in 2023.
That experience led to SODL. Joe personally leads the platform's product architecture and development using AI-native engineering, taking it from concept to a live production platform handling real transactions.
